How we added value - Our Planning Team advised the applicants prior to the submission of the planning application. Advice was provided regarding the design and layout of the proposal following a pre-application response from the Council’s Development Control section. The Planning, Design & Access Statement prepared in support of the proposal clearly set out the design rationale for the scheme and led to a positive outcome without the need for a revised application or appeal. In addition to the above we also negotiated with the Council on behalf of the applicant regarding the infrastructure contributions associated with the proposal. Our team made contact with the Case Officer throughout the application and provided regular updates to the applicant.

Outcome - Planning Application approved under delegated powers

Comments - This application demonstrates that successful negotiation with the Local Planning Authority can result in a positive outcome first time round without the need for revised applications or taking refusals to appeal. In this instance the high quality design and layout of the proposal garnered more support than objection and ultimately led to a delegated powers approval without being heard at Committee despite being a Major application. Negotiating infrastructure contributions with the Local Planning Authority requires experience and a full understanding of the relevant Central Government advice and Local Planning Authority guidance. Our team regularly act on behalf of applicants and appellants in this regard and ensure that where infrastructure contributions sought by Local Planning Authorities adhere to the relevant guidance.
