Project – Householder Planning Application

Description of work – Single storey side and rear extension prepared by our in house Architectural Team alongside our in house Planning Team.

Our involvement – Preparation of Architectural Drawings and Planning Application

How we added value - Our Architectural team met with the applicants to provide advice on a future extension and ascertain requirements of the clients brief. The proposal was prepared with the applicant to ensure that their brief could be met with a view to ensuring future compliance with Building Control requirements. Following client approval of the intended design our Planning Team prepared the planning submission. This included a brief Planning, Design & Access Statement setting out the relevant planning constraints and policy requirements.

Outcome - Planning Application approved

Comments - While the majority of Householder extensions can be straightforward in terms of overall design there are many issues that need to be addressed to provide a good chance of obtaining permission. In addition, the use of Permitted Development Rights may well provide an initial solution or at least provide a fall back if the Council dislike your ideal design. With regard to the latter Permitted Development in the Green Belt can be crucial and may well provide a far larger extension than taking the usual Planning application route.
